This project is part of the New Urban Renewal Program (NPNRU) led by the Grand Orly Seine Bièvre territorial public establishment (EPT) and the city of Villejuif, France. Situated in a priority urban policy district, it contributes to the redevelopment of the northern Lozaits area.

The ESAT Lozaits-Seguin is located within a park featuring local species and century-old trees that enhance the landscape. The facility includes various creative workshops, a cafeteria, logistics areas, and offices. This design approach by the DREAM agency emphasizes the use of wood in structure and materials, reducing the prevalence of concrete in the area.

To cater to a sensitive public, the design prioritizes ergonomics to promote mental well-being. The layout of the workshops eliminates corridors, maximizing natural light and transparency while showcasing exposed wood. The production hub serves as the center of the ESAT, presenting a distinctive silhouette and natural materials that integrate into the neighborhood.

Workshops are designed as multi-purpose, open spaces with adaptable ceiling heights, allowing for flexible use. They are flooded with natural light, addressing well-being and comfort concerns, particularly in acoustics, which significantly impact users.

An interior wood fiber coating enhances visual comfort, as well as thermal and acoustic performance. The shed roof design permits northern light to filter into each workshop, providing warm and inviting workspaces while preventing summer overheating. Logistics areas feature a hybrid covered space that facilitates movement and interaction.
